The Initial Consultation is intended to collaboratively develop an achievable project brief, which forms the foundation for our fee proposal to you. We will discuss 

  • what you would like to achieve in more detail

  • potential site constraints and opportunities

  • approvals pathways to realise your goals

  • integration of sustainable design features

  • your budget and construction costs: is your initial budget realistic for your aspirations and objectives / does your initial scope need to be scaled down or modified / what alternatives are available?

  • our involvement in the process from site analysis to completed project, our fees, indicative fees of other consultants, deliverables, construction contracts we are using/ not using and why, and timeframes.

You can also book an Initial Consultation if you would like

  • assistance with your scope in order to develop an achievable project brief for a future project

  • to get a feel for what you could do with a site or property you own

  • to get an overview of the potential constraints and opportunities of a site you are considering purchasing

  • to find out more about the development process for a site (such as obtaining planning approvals, consultants involved, fees, building contracts, how to incorporate sustainable design and save energy in the long term, etc)

  • to obtain a fee proposal from us for early, analytical project phases only, such as Design Feasibility Studies, to explore the development potential, possibilities, and constraints of your site.

Please provide us with indicative details of your upcoming project prior to the Initial Consultation* and complete as much as you know already: type of development (residential, commercial, interior; new, alterations & additions, heritage, flight path, bushfire or flood prone land, etc); your site, your spatial requirements (number of bedrooms, living areas etc,); approximate area in m2; number of storeys, project budget**. Note that we may ask you to bring specific documents to the Initial Consultation, depending on your project type. The Initial Consultation provides verbal design advice only. A written report can be arranged for an additional fee.

Please note that the Initial Consultation does NOT include specialist consultant advice, including but not limited to building inspection services, structural or specialist engineering services, or legal, heritage and specialist townplanning advice.

* Extra charges apply to travel time for distances: Sydney >5km from the office, ACT >10km from Civic and Braidwood >10km from centre.

** Project budget: some indicative figures on architecturally designed custom houses (use high-level finish) can be obtained from https://www.bmtqs.com.au/construction-cost-table These figures can vary significantly and depend on factors such as location, access, site constraints, type of building, construction methods, materials used, sustainable design features, energy rating, acoustic and fire-rating measures, etc. Notably, alterations and additions, as well as small builds, typically attract higher construction costs and fees per square meter than larger or new custom houses at the same level of finish. Studio203 does not provide cost advice and but will offer an indication of whether your brief and budget seem aligned with your aspirations. Detailed cost advice should always be obtained from a professional cost consultant (a quantity surveyor) or a builder. Please be aware that obtaining reliable estimates typically requires the provision of sufficiently detailed drawings and supporting documentation.
